Flat Roof Two-Fer - Lake Oswego & Milwaukie, OR  (Dec 06, 2022)

The Lake Oswego building owners wanted an independent assessment of the roof and advice regarding various types of roofing, as well as procedure and help finding the right roofer.

The Milwaukie job had leak issues and we solved that problem for them.

Travel Two-Fer - Salem & Eugene, OR (Dec 01, 2022)

The Salem inspection is for an Arizona-based bank. They needed a 3-5 year certification and we were able to oblige. The Eugene job is for a company that helps professionals who are being relocated by their employer. This roof was only 3 years old and there were no negative issues.

TPO Roof Inspection - N. Portland, OR (Nov 16, 2022)

The owners of this duplex wanted an independent inspection from someone not selling anything so we got the call. The overall install was better than much of what we see.

Shake Roof Inspection - Lake Oswego, OR (Nov 10, 2022)

This house being flipped so we had a look at the 15 year old cedar shake roof.  The roof was in Good- / Fair+ condition and I advised it should easily last 8-10 years quite possibly longer.     

Certification Two-Fer SE Portland, OR (Oct 27, 2022)

These two homes are next to each other and being bought by the same person.  Both roofs same shingles in the same condition. These should easily last 7-8 years probably longer.      

Factory Defective Shingle Two-Fer  - Vancouver, WA (Oct 25, 2022)

Both of these roofs had the same identical issue and summary report.   Factory defective shingles. Could last a bit longer but replacement is iminent.    

Saturday Three-Fer in OR (Oct 22, 2022)

First stop, Cedar Hills. Next is Hillsboro, then Beaverton.  First job is a rarity, a properly done really nice install. It IS possible!   Second job had a few issues : Not all flashings the same color and 18" valley metal. Code and shingle manufacturer require minimum 24" wide valley metal. Third job a Monier 'Roma' tile which needs a lot of help. I advised full replacement on this one.

Both of these jobs were very nicely done. No legitimate negatives. Yes, it IS possible to do it right!          

Tile Roof Inspection - Hood River, OR  (Oct 19, 2022)

The owners recently bought this home and wanted an assessment of their roof.  This is overall one of the best tile installs I have ever seen. This roof should be problem free for a very long time.       

Roof Inspection - Springfield, OR (Oct 07, 2022)

The owner was being relocated by her employer to California (our sympathies were offered) so we were hired to do a roof assessment.  The roof is only 5 years old and there are no legitimate negatives. **A home inspector called out a few exposed nail heads so we caulked those.       

Roof Inspection - Salem. OR (Oct 06, 2022)

The owner needed a minimum five-year certification so we got the call.  The roof should easily last 8-10 years so the owner was relieved.       

Roof Inspection - Estacada, OR (Oct 04, 2022)

The owners were being relocated by their employer so we were asked to do a roof assessment. The roof has issues. The ridge venting must be removed and redone. Nails used for ridge shingles too short. There are about 50 badly damaged shingles that must be replacedand there is a skylight that should be replaced with a dome / bubble skylite which will shed water. It'll probably cost a good $5,000 to make repairs.       

Roof Inspection - Main Terminal Building at Crater Lake - Klamath Falls Regional Airport (Sep 13, 2022)

The airport business manager found our website and liked what she saw, so we drove to Klamath Falls to do an assessment of the roof on the main terminal building. It was a six hour drive via Madras and Bend. They will be doing a new roof next year so we will advise on various types of roofing, code issues, etc. We stayed two nights. Visited Dorris, California and on the way back visited Crater Lake. Never been, always wanted to see it. Perfect weather and no crowds. It's quite spectacular and that first glimpse makes you just want to say "Wow". We drove 649 miles total. A good trip.         
 

Pre Cell Tower Installation Roof Inspection - SW Portland, OR  (Aug 08, 2022)

First Inspection 22-0808:
This is our fourth one of these. This is the 'Hamilton Arms' apartment building in SW Portland - right across the street from Gilda's Italian Restaurant. Gilda's is excellent, by the way. The cell electronics consultant/installer needed an inspection of this flat roof both before and after their equipment installation.  We will go back in two to three weeks when the cell work is done and take another ninety photos of the roof around the two work areas and the foot traffic lanes. Then, if there are 'issues' with the roofin the future, the issues can't be blamed on the cell folks.

Second Inspection  October 27, 2022:
Final inspection. Cell equipment / replacement - roof inspection.

The roof in the same exact condition as the first visit which is what they wanted to hear.       

Tile Roof Inspection -  Aurora, OR  (Jul 20, 2022)  

The buyers wanted an independent assessment so we drove to Aurora.  Tile is a Monier shake profile. Monier was bought by Boral in the mid 90's and Boral was changed to Westlake. There were quite a few broken tiles that required replacement. This roof - properly maintained - should last many decades.        

Flat Roof Inspection Immaculate Heart Catholic Church - N. Portland, OR (Jul 19, 2022)

We were asked to have a look at the flat roof on this 115 year old church. The flat roof is a 4 ply BUR hot mop system. Granule loss is insignificant. This roof should easily last at least 8 years. Unfortuneately, a 'professional roofer' told the church the roof needed replacement. No shortage of folks with no class, shame, or conscience who are willing to prevaricate. People like this should seriously re evaluate their chosen career path.    

Roof Inspection - Ridgefield, WA  (Jul 09, 2022)  

The seller wanted an assessment from someone not selling anything so we drove up to Ridgefield. The roof is tired and worn but still has a few years left. All roofs wear unevenly. Here is no different. Some facets may last 2-3+- years while others may go another 5-6-7 years. Only God knows for sure.     

Tile Roof Inspection - NW Portland, OR  (Jul 06, 2022)  

The potential buyer wanted an accurate independent inspection so we made a trip to the West Hills.  This home very secluded and peaceful. The tile roof is a 'Northwest Shake' tile which used to be called 'Adams-Powell'. Same tiles same manufacturer different name. Roof install had issues. Broken bond not broken very well. First and last rows not nailed which is required. Valley metal is this wimpy 6" wide stuff. Code requirement was / is minimum 24" wide. This roof likely installed by someone with vast shingle / shake experience but limited tile experience and it shows.      

Roof Inspection - Eagle Creek, OR  (Jul 05, 2022)

The owner got bids that seemed high so she asked for help.  Roof is shot but instead of being victimized by predator contractors of which there is no shortage I drew up a new roof spec list and gave the owner a short list of real roofers ( they DO exist ). She will now get a good roof for a reasonable price instead of paying a lot more for a lot less. She will pay $21,000 for a good roof instead of $35,000 for a 'predator special' **I get no commission of any kind from roofers I refer to owners**   

Roof Inspection - Milwaukie, OR  (Jun 30, 2022)

A neighbor just down the street asked for an inspection so we had a look.  Owner had the worst of the worst knocking on the door and saying the roof in terrible shape and badly needs replacing. I tell him he's got 8-10 more years left. Let's say he was relieved.    

Roof Inspection - Estacada, OR  (Jun 28, 2022)

The daughter is buying this home from her mother and her insurance company wanted an inspection. Roof still in fair+ / good- condition so we were able to provide the assessment the buyer was hoping for and what the insurace company needed.

Roof Inspection - Molalla, OR (Jun 22, 2022)

The buyers wanted an independent assessment so we drove to Molalla.  There was significant wind damage and a large % of shingles were replaced. For some reason an area in back was not replaced. See second photo. 

Roof Inspection - Seattle, WA (Jun 30, 2022)
Got a call from The Hartford Insurance in Lexington Kentucky – we have helped them before – to look at a roof in Seattle. Continuous leaking issues due to not putting plywood over 1X8 ship lap. Over time the board nails back out, creating an uneven deck which will divert water where you don't want water to go. Only fix is to seal all vertical seams (band-aid approach) or tear off the roof and do it again.
After the job we drove 15 minutes to visit the Jimi Hendrix Memorial at Greenwood Cemetery in nearby Renton. Jimi gets 14,000 visitors a year but on this day it was just us two for 45 minutes. Note the guitar picks on the guitar and the lipstick prints on the mural. Such a waste of a mega talent.

This is Edgefield Meadows. Twelve buildings. They wanted an accurate independent assessment and we got the call.

Friday Two-Fer - SE Portland, OR   (Jun 03, 2022)

These two jobs were just five minutes apart, so this was a short day.  The first one, owned by a 76-year-old man, was being subjected to attempted robbery by the worst of the worst. They wanted $35K for a roof everyone else bid for $10K -14K. These predators engage in deceit and bait-and-switch, high pressure and lies. They sub everything out. I have seen 10 -11 of their roofs and all had significant 'issues'. Their methods are criminal. The second home is being sold and they needed a 3-5 year Certification, which we gave.     

New Roof Inspection - Seaside, OR (Jun 01, 2022)

The roofer asked for an inspection. Lawyers involved.  Owner had a roof inspection which was quite different from ours. Somee things just didn't add up. This one will be interesting. Stay tuned.....After the inspection we made a day of it. Weather just right. No traffic no crowds. We visited Cannon Beach, Manzanita, Nehalem, Rockaway and Garibaldi. Brought home chowder, steamers, bay shrimp, Coho salmon, crab cakes. Went for long walks at Manzanita and Rockaway. ORC loves beach trips !     

Tuesday Two-Fer - Camas, WA (May 31, 2022)

The tile roof in Camas, Washington and the historical home in Oregon City.  The tile roof in good shape and overall one of the better installs we have seen. The old home in Oregon City has a roof that should easily last 15+ years. Of course predatory crooked roofers told this owner he needed a new roof. He was very pleased with our findings.    

Tile Roof Two-fer - SW Washington   (May 21, 2022)

These two homes are being sold and both wanted an independent assessment from someone not selling anything.   First one a Monier 'Homestead' shake tile about 31 years old. A few broken tiles from pressure washer foot traffic. Open valleys which are a plus. Second one a Monier 'Shake' profile 17 year old roof. Nice installation no legitimate negative issues.    

Two New Roof Inspections - Clackamas & Molalla, OR  (May 16, 2022)

The roofer who installed these two large roofs wanted a third party assessment, so we had a look.  The nails for the ridge shingles on the ridge vent too short at 1 3/4". This is common as the longest nail obtainable for an air nailer is 1 3/4". The thought of hand nailing anything terrifies many roofers. These ridge shingles will need renailing - by hand - wit a 2 1'2" nail.        

65 Buildings Inspections - Beaverton, OR  (May 10-17, 2022)  

Last year we were asked to look at 26 buildings at this large Beaverton HOA. Now they want the remaining 65 single family, duplexes, tri-plexes, and four-plexes inspected along with the community clubhouse and pool building. . Apparently they like the way we do things. Reasonably priced, No BS, and the 44 years of experience really comes in handy too. Heck, at age 65 a person should be good at something. This will take 5-6 days. This from the HOA President : "The thoroughness and attention to detail that you bring to the game is exactly why I want your eyeballs on all the roofs here; please take the time you need to do this stuff safely...the detailed information you're generating will greatly inform the financial planning of our community". Awww schucks, twernt nuthin'.  One of our favorite lunch spots is 5 minutes away - Gloria's Secret Cafe. Outstanding and unique.         

Three-fer - SW Portland, OR (May 03 2022)  

These three jobs were within ten minutes of each other, so we put a route together and went for a drive. First job has shakes and torch on the flat. Roof is nearing the end so we gave the owners a new roof spec list and names of real roofers. They (do) exist. Second job needs a new roof. Third job was supposed to have plywood installed over 1X8 ship lap but roofer didn't install plywood. Owner paid for plywood but didn't get plywood.     

Two-fer - SW Portland, OR (May 02, 2022)  

These jobs were just seven minutes apart, which was convenient. First job has ventilation issues. Roofers installed 2 types of intake vents and 2 types of exhaust vents. You only need one. Plus, roofer put in writing that work would be done by an employee crew. Job was subbed out. It's not nice to engage in egrigious prevarication. Second job a PVC membrane that is in good shape and will last a long time.    

Tile Roof Inspection - Tualatin, OR (Apr 30, 2022)  

The buyers wanted an independent opinion so we had a look. A lot of tiles broken by the roof cleaner. Valleys are closed and a lot of debris has accumulated so all valleys will need to be taken apart, cleaned out and put back together. Bruce Springsteen had his wedding reception here.

Two-fer - Seattle, WA Area (Apr 26-29, 2022)  

The first job took three days in Kent, which is twenty-five minutes Southeast of Seattle. Then it was twenty-five minutes north of Seattle for a job in Lynnwood

The Kent job was seventeen buildings with twenty-year-old shingles. The shingles were in very poor condition and I think are factory defective. Condition varies with shingles that get very little sun still in very good condition, while the shingles that get direct sun look like they are fifty years old. Granules and asphalt worn away, and all you see is fiberglass mat.

The Lynnwood job was five buildings. Two-story low slope with a black membrane roof coated with a white elastomeric coating.

Tile Roof Inspection - Wilsonville, OR   (Apr 22, 2022)  

The buyers wanted an independent assessment so we drove to Charbonneau.  The roof had a few broken tiles, but not many. Valley metal was only 14" wide, while 24" is the minimum code requirement. First row of tile should be nailed, but it's not. None of this means a new roof is necessary. The tiles are 'Spectile'. Spectile had one plant on N. Portland Road in Salem but in the mid-Nineties the plant burned to the ground - right after they declined a buyout offer from a major tile manufacturer. Hmmmmmmmmmmmmm.    

Defective Shingles - Vancouver, WA (Apr 21, 2022) 

The seller wanted an inspection from someone not selling anything so we got the call.  The shingles are factory defective. We have seen about seventy of these and they all look the same. The homeowners were given information to start the claim process. About 10% of the shingles here are in poor condition but the rest are fine.        

Roof Inspection - Lake Oswego, OR (Apr 14, 2022)

The probable buyers of this $3.5 million home wanted an independent assessment, so we had a look.

Two-Fer - Lake Oswego, OR (Mar 31, 2022)

These two jobs were just a mile apart so we visited Lake Oswego.

The flat roof a PVC membrane nicely installed and should easily last 15 years. The pitched roof is showing its' age but still has a good 8-10 years left. Rework is required at a pitch change in back. Code requires flashing at pitch changes though it rarely happens. The shingles at the change were cupped thus allowing water to collect and seep in. Code is there for a reason.        

Metal Roof Inspection - Rhododendron, OR (Mar 25, 2022)

The owners’ insurance company wanted a roof inspection so we drove up to Mt Hood.  This roof nicely installed. The paint is in pristine condition as this roof almost never gets direct sunlight. There are no legitimate negative issues with this roof.       

Roof Inspection - Banks, OR  (Mar 23, 2022)

These folks are being relocated to South Carolina, so their relocation vendor asked for a roof inspection.  The roof is a GAF 'Grand Sequoia' 50 year 'heavyweight' shingle. It's showing its' age but still has at least 10 years left.         
 

Two Roof Inspections - Tualatin, OR  (Mar 18, 2022)

We were asked to assess the cedar shake and metal roofing on this property.        

Condominium Roof Inspection - NE Portland, OR (Mar 11, 2022)

This was our second visit, first visit was five years ago. Roof is a hot-mop white granulated cap sheet. Needs a few minor repairs but with luck they could easily get five to seven years out of this, maybe longer.                    

Home Sale Roof Assessment- Vancouver, WA (Mar 07, 2022)

The buyer needed a five-year certification, so we had a look.  Roof is worn but not 'shot'. House hasn't been lived in for a few years this one was sold at auction. It needs help but the potential is enormous. I was able to give them the 5 years they were hoping to get. They were pleased and relieved.    

Newer Roof Inspection - SW Portland, OR (Feb 28, 2022)

The owner was told by  3 roofers that this 6 year old roof was bad so we got the call. The roof is fine. Should last a long time. No shortage of lying ripoff roofers out there. No shortage at all. The homeowner found our services most helpful.

Five in One Trip (Jan 06, 2022)

One in NE Portland, two near each other in Milwaukie, one in West Linn, and then finished in Salem. First job 9 years old and leaking. Uneven roof deck should have installed plywood. Second job a home sale that needed a roof certification. Roof is fine no issues. Third job a new roof that looked like our pet bunny rabbit installed it.Cowboy special. Fourth job a nice roof but over 90% of nails over driven and way above nail line. Fifth job same thing.
